As we settle into the new year, I’d like to advise you of two new loan programs we now offer and remind you of some important approaching deadlines. 

10-Year Fixed Rate Loan
If you like our 15-Year Fixed Rate loan, you’re going to love our new 10-Year Fixed Rate loan. This fully-amortizing loan is ideal for borrowers who have paid down a substantial portion of their mortgage and want to refinance the balance. Currently priced at 3.875% and zero points, the rate is lower than any other fixed rate product and the savings over the remaining term of your loan can be substantial. 40-Year Fixed Rate Loan
At the other end of the spectrum, we’ve added a 40-Year Fixed Rate loan. By amortizing over 40 years, the monthly payment is lowered to help homebuyers qualify. Homebuyer Tax Credits
To take advantage of the stimulus package homebuyer tax credits, you must enter into a binding contract to purchase a primary residence by April 30, 2010, and close by June 30, 2010. Buyers who have not owned and lived in their primary residence for the past three years are eligible for a tax credit up to $8,000. Buyers who have owned and lived in the same primary residence for five of the past eight years are eligible for a tax credit of up to $6,500. Certain restrictions apply, so consult your tax advisor. 125% Refinancing Option
Please help spread the word about the Home Affordable Refinance Program (HARP). While there has been much publicity about programs designed to help homeowners in risk of default, there has been very little written about this program, designed for homeowners who continue to pay their mortgage on time, but whose property values have fallen through no fault of their own.

The program allows for the refinancing of mortgages with balances up to 125% of a home’s value. If the existing mortgage does not have Private Mortgage Insurance (PMI), the new loan will not require PMI. If the existing mortgage has PMI, the policy will transfer to the new loan. Primary residences, second homes and rental properties are all eligible.
