This was the first experience with a mortgage provider who wasn't a large banking institution and admittedly I had some concern regarding the reliability of mortgage company that I previously never heard of. Nevertheless, Aim did indeed deliver and funded my mortgage at the guaranteed posted fees. Aim had the lowest rates available as posted on bankrate.com and verified on Aim's website. Their site was quite helpful in displaying an array of rates and points available when I locked my rate and the company delivered on the guaranteed fees posted on the site. Aim also gave me a 45-day rate lock, which is longer than most competitors and important because the extension fees could run in excess of one-quarter of a point. In the current era, mortgage lenders must use third parties to arrange appraisals of your property. And I have heard horror stories about appraisers being overly conservative and undervaluing properties by as much as 30%. Then you're stuck paying for the appraisal and probably not qualifying for a loan and losing your rate lock because some inexperienced appraiser either didn't get it right or doesn't want to be sued. Thankfully, the company Aim contracts with, sent an appraiser who was within $10k of the value I believe my property is worth - and I used 15 different comps to determine my value. Overall, I was very pleased with my experience with Aim. The staff certainly was knowledgeable, friendly, and prompt in returning and calls or inquiries. I just wanted to write you a quick note to let you know what a great job one of your employees, Raquel Reid, recently did processing our loan. My wife and I came to aimloan.com two weeks into our 30 day escrow after the lender we were working with informed us that he had not locked in the rate that he had previously quoted us and we were now facing a much higher rate than anticipated. We immediately locked in a much better rate with your company and Raquel took charge of processing the loan. I informed Raquel of the tight time constraints that we were operating under and she assured me that she would do her best to meet them. I was a little leery of going with an internet based lender at first because I thought that I would have a hard time getting in touch with the processor quickly and efficiently. My worries did not last long, however, became it was readily apparent that Raquel would always be quick to respond to my questions and concerns, of which there were many. In fact, on the day that we were set to draw up the loan docs, rates went down significantly, so I told Raquel that I wanted to take advantage of the aimloan.com policy that would allow me to float my rate down. Raquel took the setback in stride and made it happen almost immediately. I have just been informed that our loan is funding today, despite all odds that we would be able to meet our time constraints. I can't say enough about the good job that Raquel did and I wanted to make sure that you knew it. She was just great.
